Utah is one of the fastest-growing states in the country — with a young median age, large household sizes, and a housing market where median prices have risen significantly. FHA Loans serve the state’s large first-time buyer population with credit scores as low as 580, down payments at 3.5%, and loan limits that cover the majority of Utah homes — including significantly elevated limits in the Park City and Heber Valley resort markets.
The Bookspan Baker Team at Keepsake Loans has helped countless first-time buyers across Arizona’s Phoenix metro, Tucson, Flagstaff, and surrounding communities use FHA Loans to achieve homeownership. Here’s everything you need to know.

$541,287 in most UT counties; elevated in select high-cost counties
$541,287 (national floor — most counties): Applies to Utah County (Provo, Orem, Lehi, American Fork), Davis County (Hill AFB area, Layton, Bountiful), Weber County (Ogden), Washington County (St. George), Cache County (Logan), and most rural and mid-state counties.
Elevated — Salt Lake County: Salt Lake County carries an elevated FHA limit reflecting the metro’s elevated home values. Your Bookspan Baker loan officer can confirm the current 2026 figure.
$1,163,800 — Summit County (Park City, Kamas, Coalville): Summit County carries one of the highest FHA limits in the Mountain West — more than double the national floor. This does enable FHA financing for a broader range of Summit County properties than available in most ski markets.
Elevated — Wasatch County (Heber City, Midway): Wasatch County also carries an elevated FHA limit reflecting Wasatch Back resort market appreciation.
Utah’s statewide median home price was approximately $577,000 as of late 2025 — significantly above the $541,287 FHA floor in most counties. Many Utah first-time buyers using FHA need to target the lower end of their county’s market, or use UHC DPA to reduce down payment and preserve cash for purchase price adjustments. Working with a lender who knows the UHC DPA programs is essential.
UHC’s FirstHome and Home Again loans are FHA-compatible and provide access to DPA Second funds of up to 6% of the first mortgage amount. This is the most commonly used first-time buyer combination in Utah.
